Valuing your property
Once you have made contact with us we will arrange an appointment for one of our experienced valuation staff to meet with you at your property. Of course the amount of rent you can expect to achieve is vital but we will also discuss general market conditions, other properties that we have let in your area, the type of tenant that you will feel comfortable with as well as giving advice on how to present your property in its best light and condition. We will leave you with an information pack that will contain more detailed and legal information.
Marketing your property
Marketing your property correctly is essential. At Carters we realise that every property is as individual as the people who live in it. We will make every effort to intelligently match prospective tenants with properties that are suitable for their needs. Looking for a property to rent can be formidable and often confusing. We help make the process easy and enjoyable by ensuring that applicants are not overloaded with offers of properties that are just not right for them.
Repairs & Maintenance
These days high quality tenants expect high quality service. When things go wrong, tenants quite rightly deserve a fast professional response to repair and maintenance issues. As a Landlord you need to know that your investment is being protected and cared for. Choosing us to manage your property, means that you have access to a team of fully vetted and qualified individuals and organisations that specialise in all aspects of buildings maintenance. Economies of scale means that you benefit from our ability to negotiate the very best prices and service levels from our suppliers.
Insuring your property and contents
We request that all in coming tenants take out insurance that insures against accidental damage to the Landlord's fixtures, fittings and contents. You may also choose to insure your own personal belongings. We are also able to provide information on a whole range of insurance products specifically designed for the needs of Landlords. Please contact us for more information.
How the deposit is held
Many landlords in the private sector receive a deposit against possible non-payment of rent or damage to property. When a tenancy comes to an end, there is usually no disagreement about the return of the deposit. But sometimes there is, and this can cause much hardship and inconvenience to both landlord and tenant.
The Housing Act 2004 (Chapter 4, sections 212-5; & Schedule 10) made provision for both the protection of tenancy deposits and the resolution of disputes over their return. We are members of The Deposit Protection Service and The Dispute Service (The Tenancy Deposit Scheme)
The legislation came into effect on 6 April 2007. All deposits taken for Assured Shorthold Tenancies after that date must covered by a tenancy deposit protection scheme.
